Given our central role in your project, we have the ability to make a significant impact on the success and failure of a project. We are different than utilizing a General Contractor, a Construction Manager, a Project Developer, or a typical Project Manager as our services and support start in the business planning phase and continue through project completion.
By supporting the Owner from the beginning we are able to guide the Owner through the entire process and avoid costly mistakes that can have a significant impact on project cost, schedule, and quality. In addition, the early we are engaged the more impact we can have on the project which will ensure the Owner’s dollar goes as far as possible and their underlying goals are achieved.
Growing Need for Owner’s Representation
The reasons for the increased need for third-party owner’s representatives like Albers Management are the growing technical complexity and economic risk associated with modern construction projects, the evolution of new and more complex project delivery methods, and the increased specialization of design professionals. Both private owners and public-sector awarding authorities are retaining project advisors to supplement their internal project management and administrative capabilities and address gaps in services rendered by the design professional, commissioning agent, and construction contractor.
Many states, local governments, and public institutions are prescribing the use of owner’s representatives within their laws and bylaws.
Within private institutions or where the use by government agencies remains discretionary, owners must consider whether they have the internal capabilities and resources to successfully manage the construction process. We find that many of our clients have some ability to manage projects, however, as capital projects grow and contract regularly many organizations utilize our services to supplement their team for intermediate projects and fully utilize our services for major projects.
No matter the need of our clients, we at Albers Management provide service that enables our clients to react to their internal needs more quickly and effectively while providing a positive impact on the schedule, cost, and/or quality of our client’s project.
Range of Services
The basic scope of services we offer is centered on construction programs and project management. We support the development of the business case and gain board and executive approval. A fundamental part of the business case is articulating the fundamental need of the project while verifying and validating the need while building a program budget and schedule. Upon approval of the business case, we:
provide advice and consultation with respect to design, value engineering, the scope of work development, cost estimating, general contractor and subcontractor prequalification, scheduling, and construction;
oversee the selection, negotiation with, and oversight of a designer and a general contractor;
ensure the preparation of time schedules which shall serve as control standards for monitoring performance of the building project;
monitor cost and verify quality and delivery of contracted services; and
assisting in project evaluation.
In addition to the above, we are often asked to develop footprint strategies and asset life cycle plans for our clients.
